At Savannah List For Less we are dedicated to finding you the property you desire at the best possible price. With that as our goal, we will discuss in depth your goals, timetable, price range, type of home, size of home, location and features you desire. We will then search through the MLS for properties that fit your criteria and let you review them. We will set up appointments to view the ones we select and accompany you to the showings.

During this initial visit, we will explain how you can earn money back at closing by using Savannah List For Less as your agent. Both Barb and Pete have over 40 years of knowledge in regard to the home buying process.


One of the most important items to determine is your buying power. By this we mean what you are comfortable with spending not how much you have been approved for.  We will help to determine this as we will put you in touch with some local lenders who will work with you to establish this comfort range. The lender you select will give you a pre-approval letter which will accompany all offers that we submit. Keep in mind that we DO NOT advocate spending the most you can afford, but what you are comfortable with.

Offer and Negotiation

Once we have found a property that fits your criteria, and that you “love,” we will run a CMA or Comparative Market Analysis. This report will show us how the asking price on this home compares to other similar sold homes in the area.  When we have this, we can determine what is a “fair market value” for the property you wish to purchase. We will prepare the offer and submit it.  There are a number of items to be negotiated, not just the price: these include price, terms, closing costs, date of possession, and inclusion of repairs, furnishings and equipment.

Contract to Closing

Once “under contract” there are a number of items still to be completed. The two main things to be accomplished are: a home inspection and final loan approval. While we are in this period of “due diligence” we will be in contact with the lender, inspector, the attorney and the seller or seller’s agent. We will make sure that all of these items are completed.

When all of these items have been finalized, we will review the closing settlement statement provided by the attorney, go over it with you, and accompany you to closing.


You can be assured that we will work diligently using our experience and knowledge to accomplish this.  This will ultimately all lead to a successful closing.
